Commercial
Commercial Fit-Out in Kitchener
Commercial fit-out in Kitchener has three moving parts — landlord-required base-building work, tenant-fit scope, and opening day — and we run all three as one fixed-price project with weekly written progress reports.
What you get
One general contractor. Every trade. One price.
- Pre-lease walkthrough: confirm what the landlord delivers versus what falls to you.
- Fixed-price bid separating base-building work from tenant-fit scope.
- Permit filings and approvals.
- Trade sequencing tied to a one-page critical-path schedule.
- Weekly written progress reports.
- Off-hours work where the lease or neighbouring tenants require it.
- Handover binder with warranties, as-built drawings, and operating manuals.
Who this is for
The buyer this page is written for.
Business owners and ops leads taking possession of office, professional service, or light retail space in Kitchener — downtown core, Bridgeport, Belmont Village, Highland West. Typical trigger: the lease is signed and you need to be open by a specific date.
How it works
Five steps from site visit to handover.
- 01
Scope call and site visit
We walk the space with your operations lead. Document existing services (HVAC, electrical, sprinkler), confirm landlord-required scopes, and identify long-lead items.
- 02
Fixed-price bid
Line-item bid within 7 business days. We separate base building work from tenant-fit scope so your landlord and your team can sign off on the right parts.
- 03
Permits and schedule
Permits filed, trades sequenced. You get a one-page schedule showing the critical path to opening day.
- 04
Build with weekly reporting
Weekly written progress reports tied to the schedule. Off-hours work where the lease requires it. One foreman on site, one project manager off-site, both reachable.
- 05
Handover and closeout
Handover binder includes warranties, as-built drawings, and operating manuals. Deficiency list closed within 30 days.
What it costs
How we price the project.
Pricing is project-specific and depends on landlord-required scope versus tenant-fit scope. We share a written budget range within 24 hours of the site walk. Most fits land within the range; the variance comes from base-building items (HVAC capacity, sprinkler reconfiguration) that need landlord approval.
Why us
