Restaurant Fit-Out in Hamilton

Restaurant fit-out in Hamilton is half kitchen engineering and half opening-day logistics — we run the make-up air and exhaust, the grease trap and plumbing, the dining-room build, and the patio as one fixed-price project.

What you get

One general contractor. Every trade. One price.

  • Pre-lease walkthrough confirming venting, gas service, and grease-trap feasibility.
  • Kitchen mechanical scope: hood, make-up air, exhaust, fire suppression integration.
  • Plumbing including grease interceptor sizing and placement.
  • Dining-room build: framing, finishes, millwork, bar.
  • Patio scope where applicable (city patio program, structural sidewalk work).
  • Permit filings with the City of Hamilton and the Hamilton Public Health Services kitchen approval pathway.
  • Trade sequencing to your soft-open date.

Who this is for

The buyer this page is written for.

Restaurateurs and hospitality operators opening or rebuilding in Hamilton (Locke, James North, Ottawa Street, Westdale, downtown). Typical trigger: lease signed, opening date set, and the kitchen design is still in draft.

How it works

Five steps from site visit to handover.

  1. 01

    Scope call and site visit

We walk the space with your operations lead. Document existing services (HVAC, electrical, sprinkler), confirm landlord-required scopes, and identify long-lead items.

  2. 02

    Fixed-price bid

Line-item bid within 7 business days. We separate base building work from tenant-fit scope so your landlord and your team can sign off on the right parts.

  3. 03

    Permits and schedule

Permits filed, trades sequenced. You get a one-page schedule showing the critical path to opening day.

  4. 04

    Build with weekly reporting

Weekly written progress reports tied to the schedule. Off-hours work where the lease requires it. One foreman on site, one project manager off-site, both reachable.

  5. 05

    Handover and closeout

Handover binder includes warranties, as-built drawings, and operating manuals. Deficiency list closed within 30 days.

What it costs

How we price the project.

Pricing is project-specific and depends on landlord-required scope versus tenant-fit scope. We share a written budget range within 24 hours of the site walk. Most fits land within the range; the variance comes from base-building items (HVAC capacity, sprinkler reconfiguration) that need landlord approval.
